Selling

Your home. Your goals. A thoughtful plan to sell.

Selling a home is a significant decision. We’ll help you understand its position in today’s market and develop a strategy that supports your next move.

Experience matters, especially when the market changes.

Buyers compare more than asking prices. They consider condition, location, financing, ongoing costs, and the alternatives available to them. Our team reviews recent sales, current listings, nearby new construction, and buyer activity to help you make informed decisions about pricing and terms.

What moves your number

  • What's being built near you. With this much new construction, your competition often isn't the resale down the street, it's a builder with a rate buydown. Pricing and marketing both matter when competing with builders. We're watching this area every week.
  • Timing against the season. Buyer traffic here has a rhythm, and it isn't the same rhythm as the national market you're reading about.
  • What to fix and what to leave. We'll help you decide which improvements may support your sale before you spend. Sometimes the answer is "do nothing."

Start with a market review.

We’ll learn about your property, discuss your goals and timing, and review relevant comparable sales and current competition. You’ll receive an explanation of our recommended price range and the factors behind it.

Prepare with a purpose.

Before you spend money on improvements, let’s discuss what may help your sale. We’ll consider repairs, presentation, staging, photography, and the features that deserve special attention.

Market the home’s strengths.

Every property has a story. We’ll build a marketing plan around your home’s features and likely buyers, using professional presentation and the channels appropriate for the listing.

Consider the whole offer.

Price matters, and so do financing, contingencies, closing dates, requested concessions, and your estimated proceeds. We’ll help you compare the terms, negotiate on your behalf, and keep your priorities in view.

Plan for the next step.

If you’re buying another home, relocating, or coordinating a complicated move, we’ll help you think through the sequence and timing.

And if the answer is "don't sell yet"

Sometimes it is. Sometimes the timing is wrong, the number isn't there, or you'd do materially better waiting a season. When that's what we think, that's what we'll tell you, and we'll explain why. We'd rather lose a listing this year than talk a neighbor into a move that doesn't serve them, because we're going to run into you at the grocery store either way.

What could you walk away with?

A useful selling conversation includes estimated proceeds. We’ll help you review the likely sale price, mortgage payoff, selling expenses, and other costs so you can plan ahead.

Let’s talk about your home.

Share the address and a little about your plans. Our team will contact you to discuss the property and arrange the next step.

Your selling roadmap

  1. Know your home’s value

Start with what the home is likely to sell for, based on recent sales near you, then estimate what you could walk away with after the payoff and costs.

  2. Get the home ready

Some work before listing can help your sale, and some may not. Decide what’s worth doing before you spend.

  3. Launch the listing

Pricing, photos, and the first days on the market set the tone for the whole sale.

  4. From offer to closing

Reviewing offers, negotiating, the buyer's inspection and appraisal, and the closing itself.

  5. Buying your next home too?

Selling and buying at the same time takes a plan for the order, the money, and the move.

Common questions

Is your market review an automated estimate?

No. A person on our team looks at your home and the recent sales around it, and we'll show you the sales we used.

Does asking for a market review commit me to anything?

No. You can ask, get an answer, and decide later when and how to move.

How is brokerage compensation set?

It's negotiable, and agreed in writing in the listing agreement, including anything you choose to offer a buyer's brokerage. We'll go over it with you before you sign anything.
