Start with Leslie Wells Realty.

Before visiting model homes or registering online with a builder, contact our team. We’ll explain the builder’s agent-registration requirements and help you plan your visits.

The builder’s sales representative represents the builder. Our role is to represent your interests and help you understand the choices available to you.

Register your agent on the first visit

This is the practical detail that trips people up. Most builders require your agent to be with you or registered on your very first visit for them to represent you in the deal. Walk in alone on a Saturday, fall in love, and come back with an agent later, and you may have given up your representation without knowing it. If you're even casually touring model homes, mention it to us first. It takes a minute, and it keeps your options open.

Compare more than the model home.

A beautiful model is a starting point. The right decision also depends on the homesite, included features, upgrades, completion schedule, community requirements, amenities, and ongoing costs.

  • Compare builders, communities, floor plans, and available homesites.
  • Explore quick-move-in homes and opportunities to build.
  • Review included features, optional upgrades, lot premiums, and current offers.
  • Understand HOA dues, CDD assessments, and community restrictions.
  • Plan for inspections, warranties, the closing timeline, and your move.

We can expedite the process by narrowing the search to the things you must have.

What an agent does on a new build

  • Reads the builder's contract. It's their paperwork, written by their attorneys, and it's not the standard state form you'd see on a resale.
  • Tells you which upgrades hold value. Some options are worth every dollar at resale. Some are not.
  • Knows what's negotiable. Base price is often firm, but incentives, closing costs, rate buydowns, and upgrade credits frequently aren't.
  • Understands the CDD and HOA math. Community Development District fees are common in newer Parrish neighborhoods and they meaningfully change your monthly payment. They're often glossed over.
  • Recommends an independent inspection. Yes, on a brand-new home. New doesn't mean flawless, and issues are far easier to get addressed before closing.
  • Watches the timeline. Build delays are normal; how they interact with your rate lock and your current home's sale is where they become expensive.

Connected to the communities we serve.

We stay connected with builders, sales representatives, and industry partners to follow available homes, new releases, and community developments. From low-maintenance villas to homes on larger lots and luxury properties, we’ll help you narrow the choices around your budget and priorities.

Why local knowledge matters here specifically

Manatee County is growing fast enough that whole neighborhoods exist now that didn't a few years ago. Which builders are delivering well right now, which communities have CDD debt worth understanding, what's slated to be built on the empty parcel behind the lot you're looking at, that's local knowledge, and it's not on any listing sheet.

Understand the complete price.

The advertised starting price may differ from the price of the home you select. Homesite premiums, structural changes, design selections, and other expenses can affect the total. Use our calculator to organize the figures, then confirm pricing and incentive terms for the specific home.

Estimate only. Based only on the figures you entered. Builder pricing, lot premiums, structural options, design center selections, incentives, closing costs, HOA and CDD charges, and financing terms can change, and they differ by builder, community, and contract. This isn't a builder quote or contract figure; confirm every number in writing with the builder.

For a property-specific estimate, have our team check these numbers, or ask the appropriate professional.

How we calculate this

The all-in price is the advertised base price plus the lot premium, structural options, design center selections, and any other costs you enter, minus any builder incentive or credit you enter. Incentives are only counted as you enter them: they change often and depend on the builder, the community, and the timing, so we don't fill them in.

The monthly line adds the CDD assessment (yearly, divided by 12), HOA dues and any other monthly costs. If you enter a rate, the calculator also shows the loan payment on the difference between the all-in and base prices, using the standard fixed-rate formula.

An estimate to plan with, not a closing figure. Your title company and lender provide the final numbers.
