Selling guide

Seller Timeline

What happens from the first conversation to closing day, and roughly how long each stage takes.

Before you list: a few weeks

Settle on a price, handle the repairs worth making, then clean, declutter, and schedule photos. Preparing your home covers what's worth doing.

On the market

Showings, feedback and, with the right price, offers. How we launch a listing walks through each step of the marketing.

Under contract

Once you accept an offer, the buyer's inspection period, appraisal, and loan approval run on the dates in the contract. A financed sale often closes about 30 to 45 days after the contract is signed; a cash sale can close sooner.

Closing day

You sign the closing documents, the title company pays off your loan and the costs of sale, and you receive the rest. Costs and net proceeds shows what comes out of the price.

If you're buying next

Timing a sale and a purchase takes planning. Buying and selling at once covers the options.
