A place with history and a future.

Spend time on the water, explore a preserve, play a round of golf, visit a local business, or find a home with room for a garden, horses, or a workshop. Established neighborhoods and agricultural communities sit alongside new homes, schools, shopping, and restaurants. We’re here to help you understand the choices.

Our roots are North of the River.

Parrish, Ellenton, Palmetto, and Terra Ceia are the communities where we’ve built lasting relationships and watched generations of change. Each offers its own mix of homes, surroundings, and conveniences.

What do locals mean by "North of the River"?

You won’t find North of the River, or simply North River, on a map. They are familiar expressions locals use when talking about our part of Manatee County.

The Manatee River has long provided a natural dividing line through the county. People commonly describe locations as North of the River or South of the River, with the beaches to the west and East County stretching inland.

For Leslie Wells Realty, North of the River is more than a direction. It is where our roots run deepest and where we have lived, worked, and built relationships for decades. It is not a boundary around where we do business. Our REALTORS® serve buyers and sellers throughout Manatee County and across Florida.

Where we work

Our roots are North of the River, and we serve buyers and sellers throughout Florida. Manatee County is where much of our work begins, from Parrish and Terra Ceia to Bradenton, Lakewood Ranch, and Myakka. Wherever your move takes you, you can count on personal service, practical advice, and experienced guidance.

Consider your everyday destinations.

A home should work for your daily routine as well as your weekends. Consider access to work, shopping, medical care, airports, beaches, and the places you visit most. Travel times depend on your starting point, the season, and traffic.

How far is everything?

Closer to more than you'd think.

The thing that surprises newcomers most isn't the space, it's the proximity. You're not trading access for acreage out here.

Times are off-peak estimates from our Ellenton office, checked on two route planners in October 2026, not live traffic. Airport times are ranges from the center of each town. Actual travel time depends on where you start, the season, and traffic.

Understand school assignments.

If schools are part of your search, start with the specific property. We can help you locate current district resources so you can confirm attendance boundaries and explore available options.

Look at the full cost of a home.

Property taxes, insurance, HOA dues, CDD assessments, maintenance, and financing all affect your budget. We’ll help you identify the questions to ask and connect you with appropriate professionals for property-specific estimates.

Golf, fishing, and horses

Tee times woven into the neighborhoods. Boat ramps and fishing spots on the Manatee River and out toward the bay. Acreage properties with room for horses, trailers, a workshop, or all three. This is the part of Florida where you can still have space and use it.

History you can go see

Gamble Plantation in Ellenton is the only surviving antebellum plantation house in South Florida. Manatee Village Historical Park preserves what early Florida life looked like. On Terra Ceia, the Madira Bickel Mound holds traces of Native American cultures going back about two thousand years. For a place that's growing this fast, there's a surprising amount of history still standing.

Understand the growth around you.

New development brings housing choices, businesses, and amenities, along with changes in traffic and the landscape. We’ll help you explore nearby plans and available public information.

Prepare for Florida homeownership.

Insurance, flood information, storm preparation, and ongoing maintenance deserve attention when comparing properties. Our team can help you gather information and identify professionals who can answer questions about a particular home.

Buying new construction?

With this much building going on, most buyers here will walk into a model home at some point. See the communities still building, new homes for sale, and why you want your own agent when you do.

Worried about hurricanes?

Everyone asks, and we’d rather answer it straight than dodge it. Insurance, flood zones, storm prep, and how Parrish sits.
