Windwater is a gated neighborhood of single-family homes by Mattamy Homes in Parrish, on the north side of Golf Course Road east of Fort Hamer Road. Mattamy held its grand opening in February 2023 and planned 231 homes. Mattamy is still selling, with seven current floor plans of about 1,730 to 2,830 square feet in one- and two-story designs, and several move-in ready homes listed. The Windwater Club amenities, open to residents, include a pool, poolside cabanas, a covered social terrace, a sun deck, a grill area, a dog park, and a tot lot. Windwater has an HOA and no CDD. Manatee County planning records list the project as Windwater / Wildcat Preserve.
