Southpointe is an M/I Homes neighborhood in unincorporated Manatee County with a Palmetto address, on the south side of Moccasin Wallow Road between Ellenton Gillette Road and I-75. M/I is the only builder and is selling single-family homes on 40 and 50 foot homesites and villas, with plans of about 1,489 to 3,503 square feet. The CDD, created in 2023, covers about 137 acres and assesses 526 units, including 114 villas. County records still list most lots as vacant, with the first homes finished in 2025. M/I lists a pool and pickleball courts among the amenities. Southpointe has a CDD.
